INTRODUCTION
The successful operation of a condominium requires the understanding and cooperation of all owners. It is important that each owner be thoroughly familiar with and observe all rules and general information contained in this booklet.
Suggestions regarding rules and regulations should be addressed in writing to the President qf the Association. Rules will be revised if and when they become obsolete, inequitable, or fail to cover existing situations.
The apartment owner is responsible for the proper conduct of members of his family and guests including his children and aides. He should be certain that they too understand and observe the rules and regulations. An abridged version of the rules for guests is on pages 12 and 13.
ABSENCE FROM THE APARTMENT
When leaving an apartment for more than a day or two it is a good policy to notify the office where you can be reached by telephone in the event of an emergency; or submit in writing the name and phone number of a person attending your apartment, your car and your boat. Also turn off your main water valve and the circuit breaker to the hot water heater.
When an apartment is to be left vacant for an extended period of time refer to Checklist When Leaving Apartment Vacant. Also, Keys.
When leaving town end apartment owners are responsible for having their window awnings closed. Please refer to Building – Exterior.
ACTIVITIES
Many activities such as parties, dinners and cookouts are planned and carried out by our social committees. These events have priority over privately sponsored activities for the use of common facilities and are open to all residents and their guests if space permits.
Persons under the age of 21 will not be permitted to attend events sponsored by the Association when alcoholic beverages are to be consumed.
The Women’s Club is open to all women residents. Many events and trips are planned throughout the year.
Water aerobics classes are held in the Owners Pool three times a week.
Bingo games are held in the Clubhouse as specified and posted on building bulletin boards by the chairperson.
Religious and political fund-raising activities are prohibited by the Condominium Declarations. However political candidates may be invited to speak for the edification of the residents (FL Statues 781.123. Effective 10/90)
The Delray Beach fire laws limit the number of persons permitted to gather at any one time in the Clubhouse to 155. The Activities Committee has the authority to limit the number of guests at any Association-sponsored event.
APARTMENT USE
The lands of the condominiums and all improvements thereon shall be for residential use only. The owner of an apartment shall occupy and use such unit as a single family dwelling solely for himself, members of his family, servants and guests who are visiting the owner and for no other purpose.
Only a member’s immediate family (son, daughter, parents, grandparents, siblings, co-inhabitants and aides) may reside in the apartment during the owner’s absence except when the owner notifies the office in writing as to the name of the person(s) who will be occupying the apartment, their relationship and length of stay. See leasing regulations under Sales/Leases/Transfers.
It is the intent of the Association to maintain a dignified community for persons 55 years of age or older, encourage continuity of residence and limit transiency.
ASSESSMENTS AND PENALTIES
Maintenance payments are due the first of the month. Add 1-1/2% interest to payments received after the eighth of the month and add an additional $10.00 late fee to payments received after the fifteenth of the month.
ATTIRE
At Tropic Harbor appropriate attire shall be worn outside the apartments at all times. String/thong bikinis are not considered appropriate attire. Except in the bricked-in pool areas all persons must wear footwear as well as clothing over bathing suits and the upper part of the body.
BICYCLE / TRICYCLES
Such vehicles may be ridden only on roadways and driveways. They may not be ridden on walkways or the boardwalk. A caged bicycle storage facility is located in the parking area between Buildings "C" and "G." Under no circumstances are such vehicles to be kept in the automobile parking spaces, in the stairwells or the storage rooms on the 3rd and 4th floors of the apartment buildings or elsewhere on the common or limited common elements.
All bicycles stored in the caged bicycle storage facility shall bear the owner’s identification. Any bicycle without such identification may be disposed of after notice to do so has been posted for at least four (4) consecutive weeks on the official bulletin board and courtesy copies on the bulletin boards of all of the apartment buildings and published in at least one (1) edition of the Tropic Topics.
BINGO
All games shall be conducted and prizes awarded by a Bingo Committee consisting of unpaid residents of Tropic Harbor appointed by the President.
All games shall be held in strict conformance with the laws of the State of Florida and the City of Delray Beach ordinances. Players must be 18 years of age or older. No alcoholic beverages are permitted.
BOAT DOCK FACILITIES
The following are some of the rules relating to the Tropic Harbor Boat Dock Facility. Any owner may obtain a copy of all of the rules at the office.
Only the Dockmaster has the authority to assign slips at the Facility. Each resident owner of a unit in Tropic Harbor Condominiums but no other person shall be eligible for assignment of a slip.
No person shall live aboard a boat at the Facility for more than three (3) consecutive nights. For overnight use a boat must be in compliance with Federal and State requirements regarding Marine Sanitation Devices.
Each boat owner berthing his boat at the Facility must:
(a) have a current boat registration;
(b) have title to the boat;
(c) maintain a general liability insurance policy covering the boat in an amount of at least Three Hundred Thousand Dollars ($300,000) each accident; and
(d) provide the Dockmaster with copies of the current registration, title and insurance policy prior to berthing the boat at the Facility within thirty (30 days of each renewal or change.
Guest boats may be berthed overnight only with adequate notice to and the prior permission of the Dockmaster. Stays shall be limited to three (3) consecutive nights unless extended by the Dockmaster in case of adverse weather or other emergency circumstances. Fifty cents (50) per foot per night shall be billed to the resident host and the resident host shall be responsible for the payment of the bill. Guests from boats may be afforded the privileges of the swimming pool and other Tropic Harbor facilities. Hosts shall be responsible for informing their guests of the rules that govern the way of life for all Tropic Harbor residents and the guests must abide by those rules
(d) provide the Dockmaster with copies of the current registration, title and insurance policy prior to berthing the boat at the Facility within thirty (30) days of each renewal or changshall be
Fueling of a boat at the Facility is prohibited. The slip assignment of any boat owner who fuels a boat at the Facility shall terminate.
The heir of a deceased unit owner may request that his name be placed on the slip assignment Waiting List prior to the settlement of the estate.
(a) A unit owner who is not current in his financial obligations to the Association shall not be eligible for a slip assignment.
(b) If a boat owner becomes delinquent in his financial obligations to the Association his slip assignment shall terminate.
BUILDING - EXTERIOR
The sidewalks, entrances, elevators, corridors and stairways of the apartment buildings shall not be obstructed or used for any purpose other than ingress or egress from the apartment units.
No articles shall be placed in any of the corridors, stairways or stairwells in any building nor shall any article be hung or shaken from a door, window, walk or corridor of any apartment building. Door mats on the walkway are not permitted.
No laundry, clothing or household articles shall be hung or exposed from any apartment or common element.
Except for Association-sponsored affairs or the use of grills in areas designated by the Board no cooking is permitted on patios, outside any apartment or elsewhere on the common elements.
Additions, changes or alterations to the exterior of a building or the common elements is subject to both the provisions contained in the Declaration of Condominium and the approval of the Board of Directors.
Approval must be obtained from the Manager or President before adding screening, glass doors, storm shutters and other installations which involve exterior concrete slab or wall penetration. Only stainless steel fasteners are permitted and drilled holes must be filled with one-part urethane caulking prior to installing the fastener or sleeve. Screens must be charcoal gray.
The owner of an end apartment shall be responsible for any damage caused to or by a window awning resulting from the failure of the owner to close it when leaving the apartment vacant or when warranted by weather conditions or otherwise.
BUILDING – INTERIOR
Wood or tile may not be used on any floor in any apartment above the first floor other than kitchens, bathrooms, patios and foyers up to 36 inches into the dining area without the written permission of the Board of Directors. Permission will not be unreasonably withheld if the owner presents acceptable soundproofing specifications for the proposed flooring.
Owners who have wood or tile flooring are responsible for preventing the transmission of noise to neighboring apartments.
The sum of all tonnage of air conditioners cannot exceed the capacity of a water tower on any building. No apartment may install more than a two-ton (or 24,000 BTU) unit without the written permission of the Board of Directors. No owner shall install a new air conditioning unit without first notifying the office.
Owners seeking to make alterations to the interior of their apartment should refer to Article 6.a. Alterations on page 15 in our Condominium Documents. Owner or contractor must place a protective covering on the walkway outside the unit when alterations are being made.
The installation of clothes washing machines in units is prohibited.
BULLETIN BOARDS
Bulletin boards may not be used for soliciting without Board approval. No apartment "For Sale" signs may be posted.
Small (not over 4" X 6") personal notices to sell unit owner’s personal property may be placed on bulletin boards for a two-week period. They must be dated and contain the name of the owner.
Official notices of meetings of unit owners, the Board of Directors and any committee thereof shall be posted on the glass-enclosed bulletin board on the exterior rear wall of the Recreation Building. This bulletin board will be used for official notices only. A courtesy copy of notices will be posted on each building bulletin board.
CARS
Cars and other vehicles may be washed only at the Car Wash provided near Building "A." Please try to conserve water and return the hose to the box.
When leaving a vehicle parked here while out of town give a key to a neighbor who can move your car if required. If it is necessary to tow a car, the owner will be billed. See Parking Areas.
CHILDREN
Children under age 15 are not permitted to reside permanently upon the lands except that children under such age may be permitted to visit and temporarily reside thereon provided such temporary residence does not exceed 30 days in any one calendar year or 30 days within any consecutive twelve-month period whichever may be applicable.
No person under eighteen (18) years of age shall be permitted to occupy an apartment in the absence of either the owner or an adult member of the immediate family.
Children under fifteen (15) years of age may not use the workshop, exercise room, pool tables, arts and crafts materials or equipment unless accompanied by an adult. They are not permitted to loiter or play on the stairways, corridors, roofs or in the elevators.
The owner shall be held financially responsible for any damage caused by a visiting child.
CLUBHOUSE AND RECREATION BUILDING
These facilities are open to all residents and their guests for relaxation, reading, card playing and other activities except when permission has been granted for their exclusive use. Smoking is not permitted in either building.
An owner wishing to reserve either the Clubhouse or rooms in the Recreation Building for a private party, meeting or other event must submit an application to the office. An owner may not reserve these facilities for events of outside organizations such as clubs, religious organizations or businesses. At least twenty percent (20%) of the guests at an event must be Tropic Harbor residents unless the event is limited to the owner’s family members. Reservations may be made for only one (1) event at a time and for not more than two (2) months in advance.
The owner must submit with his application (a) a security deposit in the amount of One Hundred Dollars ($100.00) and (b) a copy of his home owner’s insurance policy covering his unit.
No charge shall be made to any guest for admission to the event or for any food, beverage or entertainment furnished at the event.
If any caterer is to be employed at the event the owner shall be responsible for having the caterer provide the Association with proof of liability insurance with a limit of not less than Three Hundred Thousand Dollars ($300,000.00) per occurrence and Worker’s Compensation Insurance prior to the event.
Tropic Harbor maintenance personnel will not decorate or clean up after an event but they will set up and take down the large tables if the owner requests in advance that they do so.
The owner shall reimburse the Association for any expenses it incurs to repair or replace any property (real or personal) damaged or destroyed as a result of the event if the owner fails to do so. If the Association does not incur any expenses or if the expenses it incurs are less than the amount of the security deposit the Association shall return all or a portion of the deposit to the owner as the case may be. However if such expenses exceed the amount of the deposit the owner shall pay the amount of the excess expenses to the Association within 30 days after the event.
The owner shall be responsible for (a) checking the bathroom facilities after the event (b) turning off water faucets, air-conditioning, lights, fans and other electrical equipment (c) closing and locking all windows and doors at the conclusion of the event (d) cleaning up all portions of the reserved facility and all appliances and other facilities used by the owner and his guests and (e) removing all unused food from the refrigerator and disposing of all garbage, trash and debris by noon of the day following the event.
The owner shall be responsible for the actions of all his guests and he shall be present at the reserved facility at all times during the event to ensure that all applicable laws, ordinances, rules and regulations including the no smoking rule are strictly complied with.
CLUBHOUSE: The Clubhouse may be reserved for a private event only if there will be at least twenty-four (24) persons in attendance.
RECREATION BUILDING:
(a) The first floor of the Recreation Building is designed and equipped for private events with less than twenty-four (24) persons in attendance.
(b)The serving or consumption of food or beverages in the formal card room or foyer is prohibited. (c) The exercise equipment, game room, library and arts and crafts room are located on the second floor for the use of owners and their guests. Children under fifteen (15) years of age must be accompanied by an adult. All persons are requested to comply with any rules and instructions that may be posted.
EMPLOYEES OF THE MANAGEMENT COMPANY
Only the President, the Board Liaison and the Manager of the Association are granted authority by the Board of Directors to give orders or instructions to employees of the management company. Strict observance of this policy is essential to avoid confusion, conflicting instructions and to preserve good employee-employer relations.
Owners must not ask employees of the management company to do personal work for them during condominium work hours or engage them in lengthy conversations.
Messages may be left at the office. Personal work for an individual apartment owner may be undertaken as a result of a strictly private arrangement between the owner and the employee.
The Association assumes no responsibility or liability whatever for any work performed for an owner by an employee of the management company or any injuries sustained by the employee.
GARBAGE, TRASH AND RECYCLING
For health and sanitation reasons all garbage and refuse that cannot be disposed of in the kitchen disposal must be securely bagged or wrapped in such as manner that the contents do not spill out on the way down the chute. Wet or damp garbage should be secured in plastic bags because dampness will cause paper bags to burst upon hitting the bottom of the chute causing pest control and odor problems.
NEVER THROW LOOSE GARBAGE, TRASH OR LARGE CARTONS DOWN THE CHUTE.
Use of the chute after 10:00 PM or before 8:00 AM should be avoided because of the possible disturbance of others.
To prevent the clogging of drain lines grease should not be put down the drains. It is best to collect grease in a container which can be kept under refrigeration and then either capped or sealed and disposed of in the dumpster in the trash room.
Coffee grounds cause similar problems and should not be put down drains.
To avoid stoppage of sewer lines and ensuring inconvenience to yourself and others please do not put non-disintegrating items such as paper towels and baby wipes down sinks or toilet bowls.
Bottles, jars, soda and beer cans as well as plastic containers marked with a "1" or "2" on the bottom are to be washed and placed in the recycling bins in the dumpster rooms. Newspapers and magazines are collected by our maintenance men for recycling. They must be stacked in the dumpster room preferably in paper bags.
Discarded furniture and/or appliances must not be put in the dumpsters or Trash Rooms.
Materials from renovations must be disposed of by the owner or the contractor.
GRILLS
Grills are available in the picnic area by the Clubhouse and by Building "A." Please follow the directions posted and notify the office when you observe that a gas tank is empty.
GUESTS / VISITORS
A guest is one who stays overnight with an owner. A visitor is invited for the day and must be accompanied by an owner when using the recreation areas. See Information For Our Guests.
For reasons of recognition, security and the possible liability of the Association in the event of an accident all guests who use any of the common facilities are required to register at the office before doing so.
Owner or lessee is responsible for the behavior and all property damage caused by their guests or visitors.
No more than six guests or visitors per apartment are allowed to use the recreational facilities at any one time.
HURRICANE SHUTTERS
Any person desiring a hurricane shutter on the exterior of the unit shall submit a written request to the Board or Manager not less than 14 days prior to the proposed installation.
According to Florida Statutes installation of any hurricane shutters must meet with the specifications adopted by the Board and with current building codes. This data is available in the office. See Building – Exterior.
If it becomes necessary for the Association to remove damaged window awnings from an end apartment they may be replaced with hurricane shutters at the owner’s expense.
KEYS
A current key to every apartment must be maintained in the office. All keys are coded for security reasons and kept in a locked cabinet. Florida Statue 718.111(5) stipulates, "The Association has the irrevocable right of access to each unit during reasonable hours when necessary for the maintenance, repair or replacement of any common elements or any portion of a unit to be maintained by the Association pursuant to the Declaration or as necessary to prevent damage to the common elements or to a unit or units."
An owner will be billed for the services of a locksmith if it is necessary to enter an apartment for which there is no key available in the office.
Except in an emergency precluding this action no key to a unit shall be issued to or available to maintenance personnel, outside vendors or contractors without the express permission of the owner. If it is necessary to enter a unit at least one (1) owner, one (1) director or the property manager shall be present with the bearer of the key.

LAUNDRY ROOMS
Laundry rooms may be used only between the hours of 7:00 AM and 9:00 PM.
Complaints concerning the malfunction of equipment should be reported to the office.
Please post an "Out of Order" sign on the machine for the benefit of your neighbors.
LEASING (See SALES / LEASES / TRANSFERS)
MAINTENANCE AND REPAIRS
The owner is responsible for the maintenance, repair and replacement at his expense of all portions of his apartment including but not limited to all doors, windows, glass, screens, electric wiring, electric outlets and fixtures, air conditioners, hot water heaters, refrigerators, dishwashers, other appliances, drains, plumbing, fixtures and connections, interior wall surfaces, floors and ceilings and all other portions of his apartment except those portions specifically to be maintained by the Association.
The Association shall maintain, repair or replace at its expense all portions of any apartment, except interior surfaces, contributing to the support of the apartment building which portions shall include but not be limited to load bearing columns and walls.
Damage to your apartment by a source outside your unit becomes your responsibility.A claim should be filed under your Home Owners policy or with the company responsible for the damage.
The maintenance and operation of the common elements shall be the responsibility of the Association and a common expense.
MISCELLANEOUS
Roller-blading, roller-skating and skate boarding on the walkways and boardwalk is prohibited.
No one (except for authorized maintenance-related procedures) may enter upon or attempt to enter upon the roof, into elevator shafts, elevator equipment rooms or power rooms of any building.
No flammable, combustible or explosive fluid, material, chemical or substance except for normal household use shall be kept in any apartment or storage room.
Owners above the first floor should notify the office of the date on which furniture or appliances will be moved so that protective padding may be installed in the elevator.
All gates in all fences shall be kept closed at all times except when in actual use.
NUISANCES AND NOISE
While our buildings have good soundproofing properties no owner should play or allow to be played any TV, radio or musical instrument at a sound level that may annoy or disturb neighbors whether inside or outside their apartments. Particular care must be exercised in this respect between the hours of 11:00 PM and 8:00 AM.
Except for emergencies any work in apartments which involves hammering, drilling, sawing or the use of noisy tools or machinery must be performed only during the normal working hours of the day. Normal working hours are 8:00 AM to 5:00 PM on Monday through Friday. Only "quiet" work is to be performed on Saturday. No contract work is to be done on Sundays, State or Federal holidays unless it is an emergency, e.g., plumbing, electrical. The noise regulation provisions of the ordinances of the City of Delray Beach apply.
Those who have wood or tile flooring must do whatever is necessary to prevent sounds attributed to the flooring from disturbing neighbors.
OFFICE
Office hours for residents are 10:00 AM to 11:00 AM. Messages may be left for the Management Company by dialing our office number or written message may be dropped into the message slot in the office door.
Any committee created by the Board of Directors or whose members are appointed by the President shall submit to the office copies of any minutes which are taken of its meetings.
PARKING AREAS
An apartment owner may not lease his assigned parking space except in connection with the lease of his apartment which is subject to approval by the Board of Directors. Only one parking space may be assigned to a unit.
Hosts should instruct visitors to use "Guest" parking spaces.
Vehicles must be parked straight between the white lines with the front wheels at the bumper. Backing into a parking space is prohibited because exhaust fumes may damage shrubbery.
The parking of mobile homes, trailers and any type of vehicle carrying a commercial license (except for recreational vans and the type of trucks described in paragraph 7 below) is not permitted on the premises for more than one night.
Boats whether on trailers or not are not permitted to park on the premises for more than one night. Sleeping overnight in cars or recreational vehicles is not permitted.
Commercial trucks and service vehicles may park on the premises only for the length of time it takes to render service or while picking up or delivering material.
Up to ¾ ton recreational trucks with custom-made covers over the truck bed are permitted in owner or guest parking spaces.

PETS
No pets of any kind are permitted within the apartments or on the premises of Tropic Harbor at any time.
The feeding of animals and birds outdoors is discouraged for reasons of health, safety and sanitation.
POWERED TWO AND THREE WHEELED VEHICLES
Such vehicles (including but not limited to motorcycles, mopeds and all-terrain vehicles) may be ridden only on roadways and driveways. They may not be ridden on walkways or the boardwalk.
No such vehicle shall be kept anywhere on the common or limited common elements for more than twenty-four (24) consecutive hours within a seven (7) day period.
No such vehicle which is powered by gasoline shall be kept within an apartment.
The provisions of paragraphs 1 and 2 above shall not apply to vehicles which are used for reasons of health.
SALES / LEASES / TRANSFERS
No signs, displays or advertising shall be permitted to be visible from any part of any apartment or common element.
The procedure necessary to purchase, lease or transfer an apartment is as follows:
a. Application form to sell or lease must be completed by the owner.
b. Applicant(s) must complete Personal History Form.
c. An investigation fee, per applicant, must be paid by applicant or seller. (A married couple is considered one applicant.)
d. Applicant(s) must be interviewed by the Orientation Committee. Interviews are to be conducted on an in person basis except when there are extenuating circumstances as determined by at least two (2) members of the Orientation Committee.
e. A driver’s license or birth certificate must be submitted and copied for our Fair Housing file.
f. Apartment transfer must be approved by the Board of Directors.
When an under-55 prospective buyer states that a person over the age of 55 will be a co-buyer or co-occupant all parties concerned must sign affidavits acknowledging their awareness that the under-55 person may not reside in the unit if the over-55 person does not occupy it with the younger occupant.
No lease may be made for more than 12 months nor less than four months. No apartment may be leased more than once within any twelve-month period. An apartment owner may not lease an apartment without having owned the unit for at least eighteen (18) months. No apartment may be subleased and no lease may be assigned except in connection with the sale of the subject apartment. No person under the age of 15 years may occupy a leased apartment. No apartment may be leased as an implementation of its owner’s intent to hold that apartment for income or speculation.
An apartment may be leased only as a unit. Portions of it may not be leased separately.
All tenants are subject to the same restrictions, conditions and regulations as are owners of the apartment they occupy.
SHUFFLEBOARD / BOCCE BALL
Games may be played only between 9:00 AM and 10:00 PM.
Players under age 15 must be accompanied by an adult.
All equipment must be returned to the racks provided in the storage area.
STORAGE
A limited amount of storage space is available on the 3rd and 4th floors of each apartment building. Owners are asked not to use this space for items for which they see no need in the foreseeable future or which require a disproportionate amount of space.
Use of the storage rooms is entirely at the owner’s risk. The Association assumes no responsibility whatever for any property kept in these rooms.
Valuable items or those which constitute a fire hazard should not be kept in a storage room.
SWIMMING POOLS
Pools may be used between 7:00 AM and 10:00 PM by adults and from 9:00 AM to 8:00 PM by children.
A shower at the poolside stall is required before entering pools per Florida State
Department of Health. All persons must remove suntan oil before entering a pool.
Guests are not permitted to use the Owners Pool when the Guest Pool is in operation unless the water temperature in the Guest Pool is below 80 degrees.
Except in the bricked-up pool areas all persons must wear footwear as well as clothing over bathing suits and the upper part of the body.
Diving and jumping into the pool are not permitted.
Children wearing diapers or who are not toilet-trained are not permitted in the pool.
Children under 15 years of age must be accompanied and supervised by an adult at all times.
No food or beverage is permitted within six feet of the pool.
Glass containers are not allowed in the pool areas.
Only small personal flotation devices may be used in the pool.
Lounges and chairs must be covered with a towel when used by persons in bathing suits. It would be appreciated if users would replace chairs and lounges to their proper positions and close the umbrellas after use.
The throwing of objects or running is not permitted around the pool areas.
Persons with wet bathing suits are not allowed to enter the main part of the Clubhouse.
Restrooms are accessible only through the rear door of the Clubhouse.
INFORMATION FOR OUR GUESTS
The Board of Directors and residents of Tropic Harbor Association would like to welcome you to our community. To help make your stay as pleasant as possible we have excerpted the following from our Rules and General Information section of this booklet for your convenience. You are encouraged to read the full text early in your stay.

BUILDING – EXTERIOR Don’t place anything on the walkways, stairways or stairwells. Do not hang or shake any article from a door, window or walkway. No cooking is permitted on any balcony, terrace or on the common elements except on the grills provided by the Association.
GARBAGE AND TRASH Please do not use the trash chute between 10:00 PM and 8:00 AM.
Any garbage you can’t put in the kitchen disposal should be securely bagged and wrapped before placing in the chute. Put wet or damp garbage in a plastic bag as a paper bag may burst when it hits bottom. Don’t put grease or coffee grounds in the disposal. Take newspapers, cardboard boxes, washed bottles and soda cans to the Trash Room and put them in the recycling containers -- don’t use the chute.
GUEST SWIMMING POOL
Adult pool hours are from 7:00 AM to 10:00 PM. Hours for those under age 15 are 9:00 AM to 8:00 PM and they must be supervised by an adult at all times.
Guests are not permitted to use the Owners Pool when the Guest Pool is in operation unless the water temperature in the Guest Pool is below 80 degrees.
A child wearing diapers or one who is not toilet-trained cannot be in the pool.
A shower at poolside is required before entering the pool and suntan oil must be removed.
Lounge chairs must be covered when used by anyone in a bathing suit.
Diving and jumping into the pool as well as running around the pool areas is not permitted.
Food and beverages are not permitted within 6 feet of the pool. Glass containers are prohibited in the bricked-in pool area.
A KIDDY POOL is stored in the guest pool house for use by visiting babies. Please dry and return it after use.
GUESTS / VISITORS / CHILDREN Each owner or lessee is responsible for the behavior of and may be held financially responsible for any damage cause by his or her guests and visitors and their children.
LAUNDRY ROOMS These facilities may be used only from 7:00 AM and 9:00 PM.
NOISE TRANSMISSION Always be aware of the noise level of a radio, TV, etc. especially from 11:00 PM to 8:00 AM.
PARKING AREAS Park your car straight between the white lines in the Guest Parking space with the front wheels touching the parking block. Backing into the parking space is not permitted.
PETS None of any kind is allowed on the premises at any time.

CHECKLIST WHEN LEAVING APARTMENT VACANT
Stop newspapers.
Arrange for mail to be held or forwarded.
Give office an emergency number where you can be reached.
Check to be sure the office has a current key to your unit. See KEYS.
Notify your Building Director and neighbors that you will be away.
Leave your car key and your unit key with a neighbor or the Building Director.
Let the office know who has your keys in case your car has to be moved.
Arrange for someone to periodically check your unit while you are away.
End unit owners must close awnings.
During hurricane season arrange for shutters to be put up if warranted.
If you have a boat arrange for that to be attended to.
Clean out your refrigerator.
Shut off circuit breaker to hot water heater.
Shut off main water valve.
Set air conditioner to desired temperature.
Empty garbage.
Other.
Please Note: Have an annual check of your air conditioner and hot water heater before leaving your unit empty for the summer. It is recommended that you install a water sensor device in the pan under the hot water heater. After returning and turning on the main water valve check your hot water heater, kitchen and bathrooms for leaks.
